If your building runs a dry pipe sprinkler system with a nitrogen generator humming away in the riser room, the 2026 edition of NFPA 25 just added a maintenance obligation you need to know about. Skip it, and your system’s hydraulic design could get downgraded without anyone noticing until the next flow test comes back wrong.
Along the Front Range, dry pipe systems are everywhere. Unheated warehouses, parking garages, cold storage, mezzanines in metal buildings. Denver’s freeze cycles make wet pipe a bad bet in a lot of spaces, so nitrogen inerting and corrosion inhibitor systems became standard practice years ago, mostly to fight internal pipe corrosion, not just to protect against freezing. NFPA 25 2026 formalizes what happens when those corrosion-control systems get ignored.
What Actually Changed
The prior editions of NFPA 25 said little about the corrosion mitigation equipment itself, nitrogen generators, vapor corrosion inhibitor (VCI) systems, negative-pressure setups. Owners installed them, technicians tested the pipe network, and the corrosion equipment sat in its own maintenance blind spot.
The 2026 edition closes that gap with four specific requirements:
- Section 4.1.5.1 requires the corrosion mitigation system itself to be inspected, tested, and maintained according to the manufacturer’s instructions. Not a general nod to “keep it working,” an actual documented schedule.
- Section 4.1.5.2 says if that equipment isn’t repaired when it fails, the entire sprinkler system’s hydraulic design must be recalculated using a lower C-value, the number engineers use to describe how much friction the pipe interior creates as water moves through it.
- Section 4.1.5.3 treats a deficient or impaired corrosion mitigation system as a real deficiency, not a footnote, requiring repair or replacement.
- Section 14.3.1(16) adds a specific trigger: if the nitrogen supply isn’t maintained outside of a planned impairment, it now requires a full obstruction investigation of the piping.
Why the C-Value Matters More Than It Sounds
Here’s the part that should get a property manager’s attention. Corrosion mitigation technology is what lets a lot of dry pipe systems use a C-value of 120, the smoother, less-corroded pipe assumption that supports smaller pipe diameters and smaller fire pumps in the original hydraulic calculation. Standard black steel or galvanized pipe without corrosion control typically has to be designed around a C-value of 100.
That thirty-point difference isn’t cosmetic. A system engineered around C-120 that quietly loses its corrosion protection is now a system that no longer matches its own design assumptions. If the nitrogen generator has been down for six months and nobody flagged it, the pipe interior is corroding faster than the original calculation accounted for, and under the new rule, that system may need to be hydraulically recalculated, potentially exposing pipe or pump sizing that no longer meets code.
Where This Shows Up in an Inspection
If you already get annual inspections and testing on a dry pipe system, the corrosion mitigation equipment should now show up as its own line item, not something bundled into a general “system operational” checkbox. Ask your inspector directly: is the nitrogen generator’s own maintenance schedule being tracked, and is it in writing.
This also connects to NFPA 25’s five-year internal pipe inspection, where a technician opens a flushing connection and pulls a sprinkler head to check for microbiologically influenced corrosion, foreign material, and tuberculation inside the pipe. If that five-year check turns up corrosion evidence and the corrosion mitigation system has been offline, that’s the kind of finding that triggers the full investigation under 14.3.1(16), not just a note on a report.
What This Means for Your Building
If you manage a Front Range building with a nitrogen generator or VCI system on a dry pipe riser, confirm three things this year:
- The corrosion mitigation equipment has its own documented maintenance record, separate from the general sprinkler inspection report.
- Someone is actually monitoring nitrogen supply pressure between visits, not just at the annual test.
- Your spare parts cabinet list includes the manufacturer’s wrench model for that equipment, since the 2026 edition tightened cabinet documentation requirements too.
None of this is complicated to fix. It’s the kind of thing that gets missed because it’s mechanically separate from the sprinkler piping itself, tucked in a closet, easy to forget between annual visits. The building owners who get caught off guard are usually the ones who assumed “the sprinkler system passed inspection” covered everything attached to it.
